Morgan Creek/Rosemary Heights

Morgan Creek is located north of Highway 99 between the highway and 168th Street and between 32nd and 40th Avenue. Originally an area home to farms and acreage properties, this has become one of the most prestigious neighbourhoods in South Surrey/White Rock. Developed in the mid 1990’s, it was originally intended to be a retirement community of large homes built around the Morgan Creek Golf Course. Phase one, between 156th and 164th, is made up of homes typically over 3500 square feet, on half-acre gross density lots and sell over $1,000,000. The later phases were Rosemary Heights, between 156th and 152nd, and West Rosemary Heights, and are between 152nd and Highway 99. These subdivisions have smaller homes located on lots between 4000 and 6000 sq ft. This area is especially popular with families. There are also a number of townhouse developments ranging from affordable 3-storey family homes to million dollar gated communities with age restrictions. The majority of the townhouses are in Rosemary Heights. There are no condos in this area.
