White Rock South Surrey

White Rock/South Surrey is located in the southern Fraser Valley region of the Lower Mainland. While legally the communities of South Surrey and White Rock are two separate cities, with South Surrey being part of Surrey, in the minds of its residents and the Lower Mainland they are seen as being one municipality. Located within minutes of the United States border, they are bordered on the west by Boundary Bay and the south by Semiahmoo Bay. As a result, South Surrey/White Rock is home to two of the best beaches in the Lower Mainland – Crescent Beach and White Rock Beach. Highway 99, which runs from Vancouver to the United States border provides easy access to Vancouver, Delta, and Richmond.

Originally when the boundaries of Surrey were created, the area that now comprises South Surrey was forested and undeveloped or the properties were houses on large acreages. The primary areas that were developed were Crescent Beach and White Rock. This was a reflection of the fact that many of the people living in the area were vacation property owners travelling by train from New Westminster or Vancouver. Much of the subdivision development in South Surrey has been since 1970. The area north of Highway 99 has seen considerable development in the last 15 years.

Development has been significant, so much so that the borders between South Surrey and White Rock are virtually indistinguishable and the community is seen as being one and the same. The beauty of living here is that there really is something for everyone. Whether you are looking for a cute cottage by the beach, a family style home, a rancher to use as a home base for your snowbirding, a condo in “the city”, or a townhouse that offers the freedom of a house but the ease of strata – you will find what you need in South Surrey/White Rock.
