When you decide to work with me to sell your home, I will design a marketing plan tailored to your home’s unique properties. I have professional pictures taken that properly showcase your home. When people look at your house on the internet they will see beautiful pictures that make them want to view your house. I will have a floorplan professionally measured and prepared that accurately depicts your home. Buyers love to see floorplans as it helps them to determine how their furniture will fit in your house. I also provide professional brochures that help them remember your house after a day of looking at many properties.
In addition to the above, I may also recommend include preparing and staging your home, as well as holding realtor and public open houses.
STAGING … does it work?
Once a property has been properly priced and effectively marketed, it is important that it is presented so that prospective buyers walk in and “want this house”. You want your home to show well. As part of my service, I will go through your home with you and make recommendations on how to ensure your home shows well. If necessary, I will recommend a staging company and provide a complimentary consultation. Some of the ways you can make your house look its best are:
1. complete minor repairs and paint jobs prior to listing. You may want to have a home inspection done so that you can address problems before buyers even look at your home. This can be a powerful marketing tool, and shows the buyer that this is a home that has been well-cared for. This would not substitute for the buyer having their own independent home inspection done as well.
2. ensure your home has curb appeal. Buyers will drive away from a home they find visually unappealing from their car.
3. declutter and clean – while you have loved and lived in this home, often for many years, it is now time to stop thinking of it as your home, and instead, as a house that you are marketing. This is an area that makes a huge difference upon a buyer’s first impression. While I will offer my opinions and suggestions, if you find this is difficult to do, you may want to consider using a professional stager.
4. depersonalize your home by removing personal photographs. You want buyers to see themselves in the home.
All of the above will make a major impact on selling your home. In addition to the above, studies have shown that staged homes typically sell faster and for more. Where appropriate, I will provide a complimentary staging consultation so that you can decide if staging is an option that makes sense for your home.
OPEN HOUSES – getting buyers and Realtors in the door!
Holding an open house is an excellent way to give your house exposure. Remember: it is all about getting as many buyers as possible through your house. The more prospective buyers that look at your house, the more likely one will fall in love and put in an offer!
Today’s buyers are very sophisticated; they look at properties on the Internet, drive by houses for sale, and check out the neighbourhood and its amenities. But it is when they have the opportunity to walk in the door and see your house that they can best determine if it is right for them. Yes, many buyers will schedule a showing with their Realtor. But many others will go around on weekends looking at the open houses. Let’s get them through your door!
Remember: we want to get as many buyers through your house as possible, not just the ones who are working with a Realtor.
Owners are often concerned that neighbours will come and look at the house – even better! They know the area well and are the best unpaid advertisers you can buy. If they like your house, they will encourage friends, family, and co-workers to come and check it out. That is why I like to invite neighbours to a special preview open house just for them!
