Buying and selling a home requires a lot of decision making. In order to help you, I have included the following information for you.

Prequalifying for a mortgage: If you are considering buying a new home, you need to know how much you can afford to spend on your new home. It is important that you talk to your bank or mortgage broker to determine the amount that you are eligible to borrow. This is an important first step as it helps determine the price range of your home search.

Taxes/ Fees:
i) When selling a principle residence keep in mind that there is H.S.T. (12%) applicable to the commission paid.

ii) H.S.T. is applicable to the purchase of all new construction and land although the effective amount paid may be reduced due to government or builder incentives.

iii) When buying a home there is a Property Purchase Tax on the purchase price equal to 1% on the first $200,000 and 2% on the balance. First time buyers may be exempt from paying this. Your mortgage broker can advise you on this.

iv) If you are taking out a mortgage to finance the purchase of your home, you may be required to have an appraisal done. You may be required to pay for this service.

v) If you are going to be paying out your existing mortgage, talk to your bank or mortgage broker about mortgage prepayment penalties.
